The shortlisted project centres on the transformation of a historic agricultural barn into a modern, energy‑efficient office and warehouse facility. Designed and delivered by Daniel Charles Construction and APSS, the development blends traditional Lincolnshire architecture with a bold contemporary extension, forming a futureproof headquarters that supports business growth and enhances staff wellbeing.
The building demonstrates how rural heritage, modern construction technology, and sustainability principles can coexist to create one of the most distinctive office environments in Greater Lincolnshire.
A Visionary Redevelopment for a Growing Lincolnshire Business
The project centred on the renovation and conversion of a historic stone barn, combined with the construction of a striking new extension to create a cohesive headquarters for the Daniel Charles Group. Designed to reflect the company’s values of teamwork, responsibility and tenacity, the development provides a futureproof workspace that supports collaboration and long‑term business growth.
Environmental responsibility shaped every stage of the design and construction process. Locally sourced stone from Daniel Charles’ own quarry reduced transport impact, while British‑made furniture, recycled materials, and upcycled design features—such as a reception desk built from a reclaimed digger bucket—reinforced the project’s commitment to sustainability.
A Headquarters Designed Around People
Staff wellbeing and a healthy working culture were central to the brief. The interior features a light‑filled glazed extension, a communal kitchen that naturally connects old and new spaces, dedicated collaboration areas, and quiet zones for focused work.
Futureproof elements—such as provision for an on‑site gym, outdoor courtyard spaces, and flexible layout options—help create an environment that supports a growing team while maintaining a welcoming, homely feel through resimercial design and biophilic elements.
We absolutely love our new office building! The space is brighter, modern, and really comfortable. The atmosphere here is positive, everyone seems more motivated and engaged.
