The Brief
The brief required the design, refurbishment, and reconfiguration of HiPAC’s first‑floor area to create additional meeting rooms, office spaces, and dedicated physiotherapy and treatment rooms. Works included a full strip‑out of existing interiors, followed by the installation of new floor, wall, and ceiling finishes designed to meet acoustic performance requirements. Mechanical, electrical, and plumbing (MEP) installations and alterations formed a key part of the scope, alongside the specification and installation of new furniture, fixtures, and equipment (FF&E).
A strict programme was set, with design finalisation and construction required to be completed by November 2025 to allow early occupation by LU stakeholders.
The Challenge
The project presented several challenges, the most significant being the need to finalise design elements within a compressed programme while operating within a live, high‑performance sports environment. The refurbishment required careful coordination of acoustic upgrades, new internal layouts, and MEP integrations within the constraints of the existing building fabric. Understanding site‑specific constraints through inspections was critical to managing risk and sequencing works efficiently. Balancing the functional requirements of meeting spaces, offices, and clinical treatment rooms demanded close collaboration with multiple stakeholders, all while maintaining momentum toward the fixed November 2025 deadline.
The Result
The project delivered a fully reconfigured first floor, providing high‑quality meeting rooms, efficient office accommodation, and purpose‑built physiotherapy and treatment facilities. The refurbished space met all acoustic and technical requirements, incorporated upgraded MEP systems, and included new FF&E to ensure operational readiness. Completion aligned with the agreed programme, enabling early stakeholder occupation and delivering a modern, functional environment designed to support collaboration, wellbeing, and athletic performance.
